Starting The Floor Plan Process
Most clients come to us without a definite floor plan but are filled with great ideas while others may have a full set of construction drawings ready to break ground. Whatever your level of design needs are GSA will work hands on with you so that the floor plans for your custom home will be perfect for your wants and needs while keeping your budget in mind. We can also help you design a floor plan based on parts of several different plans or simply modify an existing plan.
Financing
GSA Construction Inc. has identified several construction lending programs that are both competitive and can be tailored to your individual needs. Some programs offer zero down, no payments until the house is finished, and a 12 month build time. The interest rate can be locked at the start of construction and remain fixed for the life of the loan. We can also work with your lender, or compare them to ours for the best possible deal.
Cost
The most important question you will probably have when starting the plans for your custom home is going to be .How much is my house going to cost to build?.. GSA will do everything they can to help answer that question and make sure you stay within your budget while avoiding cost overruns. These are extremely important issues when starting construction on a custom built home. GSA Construction has developed a building questionnaire that asks you hundreds of questions about the house you want to build to ensure that everything you want and need that is within your budget is included in the final buildout of your dream home.
To further evaluate the cost of your house GSA will evaluate your lot, or a potential lot and determine site prep costs. In the absence of a floor plan, we will get a general idea from you of your desired layout. Based on this information we will develop a cost estimate, complete with individual budgets for any areas like appliances, flooring, electrical fixtures, etc. with you budget in mind, we will guide you staying within your financial parameters.
After the plans are complete we will obtain bids from our subcontractors for you though we do not require you to use our recommend subcontractors like other services may. We then can move forward to submitting a concrete budget and description of materials to the bank to finalize the construction loan. We always include a contingency fund in the budget for the rare case your unable to complete the project. As general contractors we can step in at anytime you need us and assure the project will get finished.
